Interlaken Gardens is a 49-acre self-managed cooperative apartment community of 517 families in 525 apartments.
The Interlaken Board of Directors & Management staff have completed the mandatory Westchester County Fair Housing training.
Shareholders enjoy a private beachfront at Lake Innisfree (Reservoir #1) which provides opportunities to swim, sail/row, fish or just relax in the sun or under the shade trees. The Lake season is from Memorial Day to Labor Day. Sailboats, rowboats & kayaks are permitted. For an annual fee, boats can be stored on racks at the waterfront.
Safety is our #1 priority at the Lake . All shareholders & their guests must sign in with the gate attendant. Boaters must wear floatation devices at all times. Swimming is not permitted unless a lifeguard is on duty. The Lake Rules are posted at the entrance gate & sent to each shareholder household each Spring.
Numerous upgrades have been made in recent years to the common grounds, as well as the Lake front, picnic area, and playgrounds.
Interlaken Gardens offers a selection of first floor, second floor and duplex units.
Many first floor units have private patios on common grounds.
The spacious second floor units are airy and bright.
The simplex units and duplex units are just like small townhouses or houses. Simplexes have backyard patios on common ground, kitchen, living room, formal dining room, two bedrooms, and bath.
Duplex owners enjoy bedrooms and bath on the second floor and a kitchen, living room and formal dining room on their first floor.
Monthly Maintenance charges are all inclusive, covering all utilities (heat, hot water, gas, electricity and basic Optimum cable TV).
• All apartments must be owner-occupied – no exceptions.
• Subletting an apartment is strictly prohibited and will be grounds for eviction.
It is the Shareholder’s responsibility to notify the Management Office within ten (10) calendar days in writing of any addition in apartment occupancy. The Shareholder must be in residence with any additional occupant. Any occupants other than titled shareholder(s) not known to the Management Office can be subject to eviction and incur all legal fees for the process.
Shareholders, spouses/partners, and children over the age of eighteen (18) who will be residing in the apartment require a background check which includes a credit, housing, rentals, court filing, check writing, employment history including salary and a national criminal background search. All persons listed on the stock certificate as well as those who will be living in the apartment must be interviewed and approved by the Board.
The Management Office must be notified prior to an apartment being listed for sale whether privately or through a realtor. The Office will provide written guidelines outlining the process and requirements for the sale of an apartment. The Board will interview prospective buyers and provide approval on a case-by-case basis.
interlaken Owners, Inc. requires a 20% down payment when the contract is signed.
The prospective purchaser(s) must file an application & submit to professionally conducted background & credit checks. An interview with the Interlaken Owners, Inc. Board of Directors is also required. The Board conducts the interviews with potential shareholders monthly. Please contact the Interlaken Office for the purchase & sale procedures.
The Interlaken Office must be notified in advance, in writing, if you are planning to sell your apartment and/or conduct an Open House. Please notify your realtor of this House Rule.
Interlaken Garden's all inclusive, low monthly maintenance charge includes the town and county real estate taxes, school tax, utilities (heat, hot water, gas, electric), basic cable TV with Optimum, garbage and bulk pickup by the Town of Eastchester, a private beach and lake privileges.
There are 24 detached one-story garage buildings in addition to outdoor assigned spaces. Garages and spaces are not transferable with the sale of the units.
Fire Prevention and Safety
No electric vehicles, baseboard heaters, garbage disposals, or electric space heaters are permitted in any apartment. The charging of electric vehicles - cars, eBikes & scooters - is strictly prohibited in apartments, garages & on common ground. There is a fire extinguisher in each hallway. It is very important that the extinguisher is accessible and not blocked by any items. The extinguishers are inspected and maintained annually.
No dogs allowed (except service or therapy dogs). Cats are permitted (maximum 2 per apartment). Exotic pets (snakes, etc.) are not permitted.
Smoking is prohibited inside units sold to new Shareholders. Interlaken has been a smoke-free cooperative since 2007. Current smoker shareholders are asked to be courteous toward their neighbors and should operate at least one air purifier at all times.
In addition to the beach and Lake, Interlaken has a playground on its common grounds, as well as a playground and basketball court located on the Lake premises.
